Before engaging an expensive attorney with a blank sheet of paper to create a new trust, allow a Melentree advisor to help write an inventory of everything you own along with valuations, account credentials, and a rough idea of how you would like to distribute your assets—especially if you run an active business. Submitting a written plan to a licensed estate planning attorney can potentially save you thousands of dollars for those who bill on an hourly retainer.

Once a trust and other related estate planning documents are established by the attorney, funding and placing assets into the trust is a final step we can help you execute and keep track of.

Cost Segregation Studies

Commercial property owners and real estate investors may be able to significantly improve cash flow through accelerated depreciation. A cost segregation study identifies building components that qualify for shorter depreciation periods, allowing owners to recognize larger depreciation deductions earlier in the life of the property. The IRS currently mandates a 39-year straight-line depreciation schedule for commercial property and 27.5 years for residential real estate.

For qualifying commercial and investment properties, cost segregation can reduce current tax liabilities, improve after-tax cash flow, and create additional capital for reinvestment into your business or real estate portfolio. We evaluate whether a study is appropriate for your property and coordinate the process with qualified vendors to ensure compliance with IRS requirements.
